Lagging the external condensate pipe is the cheapest, highest-return preventive job in domestic heating. Which pipe, and why it freezes

It carries only a trickle, which is precisely the problem — slow-moving water in a thin plastic pipe in sub-zero air freezes readily, particularly overnight when the boiler is idle and nothing warm passes through.

Freezing risk rises with: long external runs, insufficient fall (water lingering rather than draining), narrow bore (older 21.5mm installs freeze far more readily than modern 32mm+), exposed positions catching wind, and terminations into open gullies that ice up from below. Most problem pipes have two or three of these characteristics at once.

Doing the lagging properly

Use waterproof exterior-grade pipe insulation — closed-cell foam lagging rated for outdoor use, or purpose-made condensate pipe insulation — rather than the indoor foam sold for airing-cupboard pipework, which absorbs water and becomes useless. Cover the entire external run including bends and the terminal end, tape the joints, and secure it so wind and weather don't peel it back over a season.

Two commonly missed spots: where the pipe meets the wall (a cold bridge that freezes first) and the last few inches at the drain, where splash and standing water can ice the outlet closed. Check the lagging each autumn — UV and weather degrade cheap foam within a couple of years, and lagging that's fallen off is exactly as useful as none.

When lagging isn't enough

Some runs freeze despite insulation, and the fix is pipework rather than wrapping. Options in ascending order: increase the fall so condensate drains freely instead of sitting; upsize the external section to 32mm or larger, which is current best practice and dramatically reduces freezing; re-route to discharge internally into a soil stack or internal drain, which removes the risk entirely and is the gold-standard fix where the layout allows; or fit trace heating on genuinely exposed runs.
