The engineer visually inspects the boiler and flue, removes the casing (their job, never yours), checks and cleans key components as the manufacturer specifies, runs a flue-gas analysis to verify safe and efficient combustion, checks gas inlet pressure, inspects seals and the condensate trap, tests safety devices, checks system pressure and the expansion vessel, and records the lot. You get told what's wearing, what's fine and what — if anything — deserves attention before winter.

The analyser samples the combustion gases to verify the burn is complete and the mix correct — the practical proof the boiler is operating safely and efficiently. Readings outside the manufacturer's band trigger adjustment or investigation. It's the part of a service you can't fake.
How long does a boiler service take?
A thorough service typically takes 45 minutes to an hour — longer if the boiler hasn't been serviced for years or a fault is found. Be wary of anyone finished in ten minutes; a flue-gas analysis and proper inspection simply take longer than that.
